Leeds Skelton Lake Services is located at Junction 45 of the M1, to the East of Leeds and close to the communities of Garforth, Rothwell and Swillington. With an extensive complementary range of Food & Beverage, ancillary retail and leisure offers, as well as Business Centre and Meeting Room facilities, Leeds Skelton Lake Services will provide a modern environment for a break from the Motorway, as well as attractive facilities for local business and a popular meeting place location readily accessible to the surrounding commercial and residential areas.

Improving Public Road Safety

Government Policy on Motorway safety states that Motorway Service Areas should be less than 30 minutes’ drive time or no more than 28 miles apart on the Motorway Network.

A ‘need’ for an MSA has been identified on the section of the Motorway Network between the existing MSAs at M62 Hartshead Moor, M1 Woolley Edge, and A1M Wetherby.

Leeds Skelton Lake Services will fully satisfy this ‘need’ and significantly improve public road safety within this section of the Motorway Network.

Through extensive new landscaping and improved pathways, we are linking up some of the area’s attractive walking routes, cycle paths and nature trails.

We are creating a ‘green corridor’ through the MSA facility, taking in a route around Skelton Lake, to link Temple Newsam to the North with Rothwell Country Park to the South. As part of the Aire Valley Green Infrastructure Network, we are playing our part in promoting the countryside of East Leeds for residents and visitors to enjoy.

Leeds Skelton Lake Services forms part of a strategic ‘key-gateway’ which will help attract investors and occupiers to the Leeds City Region Enterprise Zone, the Aire Valley Corridor and the wider East Leeds area.

The complementary range and variety of facilities at Leeds Skelton Lake Services will also be accessible to the neighbouring new residential development (at least 1,100, and potentially up to 1,800, homes), as well as supporting the overall objectives of the Aire Valley Area Action Plan.
